On all three systems we can remove the complete roof down to the roof boards or to save money we can remove only the stone chipping and use a geo-textile overlay which covers the felt and creates a barrier for us to use the mechanical fix or basted system, (leaving the felt in place and covering with geo-textile is perfectly ok and is not half a job it is why the geo-textile was invented). (Note, this only applies to felt that is in the best part sound, meaning felt that is not loose or rotten, these will be have to be removed).(Adhered system will only be used if NEW decking is laid).
This photo shows a dormer roof, the interesting thing about this roof is that the felt was in good condition, but like many roofs we come across, the felt joints crack and blister in the sun and the stones wash into the guttering exposing the roof to the weather, we found that it was easier to remove all of it, rather than just to cover it, this roof was about five years old, now it will last 30 or 40 even 50 years with very little or no maintenance.

All too common problem with flat roofs is the gravel washing into the guttering this will over time get into your drains. Now not only do you have a problem with your roof you now have a bigger problem with your drains, to combat this we use a stone size of 14mm to 25mm. we also use a bonded strip 200mm in from the edge where the stones are stuck to the EPDM, this is called a stone barrier. It is a simple method but has a very effective action.
On nearly all installations we renew all down pipes and gutter systems plus in most cases we renew the fascia boards, this not only makes the installation look better it has the benefit for us as it helps to line up the roof edge ( it just makes our work easier).

Its not uncommon to see moss or weeds or grass growing on flat roofs, if it was designed to be like that then it would be called a (living flat roof), as in the main stream of flat roofs they are not designed for plants to grow on them this can only cause damaged to the roof.
Stone barrier
Just a simple step of bonding the edge of stone ballast to the EPDM, saving our customers drains from being loaded with stones, this may at first be of no consequence, but it is just one part of a system we employ, it is at best the quality you deserve.
